What Does A Mortgage Broker Do?

Sanjay Sinhal introduces the branch and talks us through the role of a mortgage broker.

A mortgage broker is essentially a financial expert who helps people find and secure the most suitable mortgage for their needs.

We assess a client’s financial situation, thoroughly explain all the different mortgage types and guide them through the application process, making it as smooth as possible.

It’s probably the biggest financial responsibility someone will have. So our job is to hold their hands through the process, take the stress out of getting a mortgage and basically help our clients save time and money.

The main difference with a mortgage broker is choice and flexibility. A bank can only offer you its own mortgage products, which might not always be the best fit for your situation.

As a mortgage broker I have access to a wide range of lenders including high street banks, specialist lenders and exclusive deals that you wouldn’t get by just walking into a bank.

Another key difference is the overall level of service. Banks often have a one-size-fits-all approach – whereas I take time to understand your specific needs, financial situation and long-term goals to help find the best mortgage for you.

I also handle the application process, deal with lenders on your behalf and help navigate any challenges that may arise – making the whole process smoother and less stressful.

Ultimately, a mortgage broker gives you more options, personalised advice and a better chance of securing the right mortgage at the best rate.

I can offer a wide range of services to help clients find and secure the right mortgage, but my role goes beyond just finding a loan. Firstly, of course, there’s the mortgage advice and sourcing. I assess the financial situation, discuss goals and find the best mortgage options from a wide range of lenders. 

We also provide a lot of support to First Time Buyers to guide them through the entire process, explaining everything in simple terms and ensuring they get a mortgage that suits their needs. 

For those who already have a mortgage, we can assist with remortgaging. Whether you’re looking for a better rate, to borrow more or switch lenders, I help find the best remortgage deals.

We can also assist landlords in securing Buy to Let mortgages for rental properties, both first time investors and experienced landlords who are expanding their portfolio. We also help with specialist mortgages for clients with slightly more complex situations – such as self-employed individuals, contractors or those with adverse credit.

We provide protection and insurance advice, helping ensure you have the right mortgage protection in place if, God forbid, something were to go wrong. That could include life insurance, critical illness cover, income protection or even home insurance. 
Last but not least, a big part of the service is that end-to-end support. We manage the entire mortgage application process and liaise with lenders, estate agents and solicitors, making everything as smooth and stress-free as possible.

For First Time Buyers and home movers, I would say the sooner the better. It’s really important to know your affordability first before you start looking for a house. You don’t want to be in a situation where you find a house you love, but then realise you can’t afford it. It’s good to be fully prepared and have an idea of the budget for your new home. For existing mortgage customers coming out of a deal, come and see us around six months prior to your current product expiring. The majority of offers will be valid for around six months, so we can tie into a new rate at that point. If rates improve, we can change it to a better one. If they increase, we’ve safely secured that original rate – so you get the best of both worlds.

Absolutely. An Agreement in Principle is where we’ve done an affordability check and credit check to make sure that everything looks good for a mortgage to go through. It essentially provides an indication that a lender is happy to lend.

Once you have this Agreement in Principle, you’ll be in a prime position to get your offer accepted. It’s usually a requirement for the estate agent, so it’s a really good idea to get that done beforehand.

No, absolutely not. We have an initial consultation with you to get an idea of what you’re looking to do, check if it’s affordable and then we can take things from there. That conversation is absolutely free of charge. We only actually charge a fee upon doing a mortgage application, once we’ve found the most suitable mortgage product. The fee itself is for the advice, the written recommendation and the full comprehensive service we provide to our clients. It can be a long process, and of course we want to make the whole journey as easy and stressful as possible – from finding the house to moving in.

I’m able to help wherever you are in the country. I’m totally flexible and happy to work however is best for the client. I know a lot of people prefer to do things online or on the telephone. That’s not a problem at all.

But I also offer a very personal face-to-face service too, if that’s what you prefer. We’re willing to help anybody and we offer that balance – it really just depends on your preferences.
